FINDING A REPUTABLE BUILDER
- Use word of mouth - ask friends, relatives, and neighbours, or ask your architect.
- Avoid cold callers - reputable builders are busy builders and don't have time to cold call.
- Get three written quotes when you have the drawing and specification, detailing exactly what is included.
- Pay no more than 10% deposit, and get a receipt.
- A good builder will have insurance cover for accidental damages.

PARTY WALLS
A party wall agreement will be required if you :-
- work on an existing wall or structure shared with another property.
- build a freestanding wall or wall of a new building up to the boundary of a neighbouring property.
- excavate within 3 metres of a neighbouring building.
It is obviously best to discuss your planned work with the adjoining owner before you give notice in writing of what you intend to do.

LISTED BUILDINGS
If your home is listed you must consult the conservation officer at your local council before making changes that might alter its character. You may need Listed Building Consent. Common work needing consent include the replacement of windows and doors, knocking down internal walls, altering fireplaces or painting over brickwork. Detailed drawings will need to be supplied to the council, along with information about your proposal. The Planning Authority can insist that any work undertaken without permission is reversed; you could even be prosecuted.

BUILDING OVER OR NEAR TO A SEWER
Householders and developers planning to build close to or over a public sewer have to seek permission from the relevant sewerage company. Building close to or over a public sewer without having obtained formal approval is illegal. It may also jeopardise the future sale of your property. Contact STWA on 01162 343834, or Building Control, on receipt of a drawing, will determine who owns the sewer.
